Bed and Breakfast in the Blackdown Hills and Culm Valley, Devon/Somerset Border

Luxury and comfortable Bed and Breakfast is available in our recently converted 17th century Grade II listed barn. We have two en-suite bedrooms available. Both are a very good size. Bedroom One has a king size double bed. Bedroom Two has a King size double bed and a single bed, and as such can be used as a twin bed or, as a double room, or family room.

We offer flexibility with the B&B, if you would like us to leave you in peace first thing in the morning we will provide you with all the ingredients to cook your own full English breakfast, or if you would like us to cook for you, just let us know on arrival!

Each room is provided with toiletries and fluffy towels and lovely bed linen. The accommodation is always warm and cosy in the winter and cool and comfortable in the summer due to the natural insulation that the thatched roof provides.

Located up our private driveway with views across the Culm Valley, this is a really peaceful retreat, but only 5 minutes walk from the centre of Culmstock, where there is a very good Village shop/café/deli and a lively local pub – The Culm Valley Inn has a great following for its good food and variety of ales and has won many accolades just recently.

If you enjoy country life, the Culm Valley and the Blackdown Hills are an ideal area to explore. There is so much to do all year round – great walks, some amazing National Trust properties and other places of interest all within a short drive. Dartmoor, Exmoor and South Devon’s beaches are all within easy driving distance. If you are visiting friends or relatives in the village or locality, then this is a great place to stay and makes a truly relaxing break.

From the bedrooms you can view the horses that we have in the fields, along with a variety of wildlife including deer that cross our land on a daily basis. We generally have a few hens around, which in their laying season provide us with fresh eggs for your breakfast. Our two dogs and cat will also be around and very friendly to visitors.

We regret however, that we cannot take visitors’ dogs due to the fact that our chickens are free-range and not all dogs are trained or used to chickens and wildlife that we have here.

We can however, take visiting horses, so if you would like to bring your horse with you we can give you details on stabling/turnout arrangements and cost whilst you are here. We do also take horses for schooling and can do this for you too! There is plenty of parking for horseboxes and trailers. Use of an outdoor school is also available.

Our address iIf you are coming from the North come off at M5 Junc 26 (Wellington). If you are coming from the South come off at M5 Junc 27 (Tiverton). You can also reach us from the A303 – which is a cross country route – ring us for further directions if you get lost!

If you are using Sat Nav, please be aware that at the last point before turning up our drive you may be directed down our neighbours drive at Barton Lands which is opposite us. Please ignore and look for the Southwoods Farm sign which is at the bottom of our drive.
